PENGENALAN KEPADA PELAN RUMAH


Pelan rumah adalah lukisan teknikal yang dilukis secara terpeinci dilukis oleh pelukis pelan selalunya menggunakan menggunakan program AutoCad.  Pelan yang telah siap dilukis akan dicetak kepada tracing paper yang bersaiz A1 . Daripada tracing paper akan dicetak pula menggunakan kaedah blue printsebagaimana yang dikehendakki oleh Pihak Majlis Daerah di seluruh Negara. Pelan yang biasa kita lihat dipanggil construction drawing semuanya dibuat dalam bentuk blue print .
Pelan rumah ada 3 jenis iaitu:-
1.  Pelan arkitek
Pelan arkitek mengandungi:-
  • Pelan lantai
  • Pelan pandangan hadapan dan belakang
  • Pelan pandangan sisi kiri atau kanan atau kedua-duanya.
  • Pelan keratan
  • Pelan lokasi
  • Pelan kunci
  • Pelan tapak

Pelan arkitek menggambarkan rekabentuk sesebuah rumah di mana di tunjukkan dengan terpeinci berkenaan dengan ukuran, bahan yang digunakan, rekabentuk bumbung, system bekalan air / letrik, kedudukan rumah di dalam lot tapak rumah dan lain-lain. Pelan arkitek terutamanya pelan lokasi, pelan kunci dan pelan tapak akan diserahkan terlebih dahulu ke Jabatan Perancang Bandar bagi tujuan penyemakan dan mendapatkan kelulusan dari jabatan tersebut.

Jabatan Perancang Bandar akan menyemak status lot tanah berdasarkan salinan geran tanah yang mesti disertakan bersama. Tujuannya adalah untuk mengenal pasti tiada apa-apa halangan jika dibandingkan dengan draf/pelan perancangan masa depan oleh kerajaan tempatan. Contohnya kerajaan telah membuat perancangan bagi 5 tahun akan datang bagi pembesaran jalan, pembinaan sekolah dan sebagainya untuk kepentingan orang awam atau rakyat. Jika lot tanah tapak rumah anda terlibat dengan pengambilan tanah maka jabatan perancang Bandar akan menasihati anda supaya mengalih kedudukan rumah yang dirancang tetapi perlu mematuhi kehendak undang-undang kecil bangunan seragam yang yang telah ditetapkan.

2.  Pelan Pembentungan
Pelan pembentungan adalah pelan system aliran sisa-sisa air buangan dan najis seperti septic tank, waste paip, manhole dan soakway pit. Pelan septic tank dilukis mengikut sebagaimana spesikasi yang telah ditetapkan oleh pihak pengeluar/pengilang barangan tersebut.  Ada beberapa jenis septic tank di pasaran dan pihak pengeluar sebenarnya sudah mendapatkan sijil kelulusan sebelum ia dipasarkan dan digunakan. Pelan septic tank yang diserahkan kepada Jabatan Pembentungan di negeri seluruh Negara adalah bagi memastikan kita menggunakan septic tank yang diluluskan saja.

3.  Pelan Struktur
Pelan struktur dibuat kemudian hanya setelah pelan arkitek  sudah mendapat kelulusan dari pihak Majlis Daerah atau Majlis Perbandaran di daerah masing-masing. Pelan struktur dilukis bagi menunjukkan struktur bangunan/rumah seperti saiz dan ukuran tapak asas,grd. Beam, roof beam, tiang dan ditunjukkan saiz , ukuran dan bilangan tetulang besi yang ada dalam setiap struktur bangunan.
